Cain Lets 11,700 Sqm at Ketsch Logistics Development
Industrial occupier takes space at Grade-A logistics facility in Germany’s Rhine-Neckar region
Ketsch, Germany, 13 August 2026 – Cain, the global investment management firm, today announced a new 15-year lease to an industrial manufacturing occupier at its Grade-A logistics development in Ketsch in partnership with NVELOP. The long-term lease covers one of the scheme’s two warehouse units taking the development to approximately 50% leased.
The scheme offers 25,000 sqm (270,000 sq ft) of Grade-A logistics space across two units built to DGNB Platinum standard, with a standalone office building
The Ketsch letting follows strong leasing activity across Cain’s European logistics portfolio with more than 64,000 sqm (690,000 sq ft) leased across Germany, the UK and Spain in the past three months, including 28,100 sqm (300,000 sq ft) at Kerpen, 8,860 sqm (95,000 sq ft) at Peterborough South, which is now fully occupied, and 15,700 sqm (170,000 sq ft) at Illescas near Madrid.
Located in Germany’s Rhine-Neckar region between Frankfurt and Stuttgart, the development benefits from strong connectivity to key multi-modal transport infrastructure including the A6 and A5 motorways, Rheinau port and Frankfurt Airport. The region’s near-zero Class-A vacancy rate and base of around 146,000 companies reflect continued demand for high-quality logistics space.
Ketsch is one of four speculative logistics developments in Germany within Cain’s logistics portfolio. The latest addition, an 86,000 sqm site in Landau, also in the Rhine-Neckar region and with NVELOP, broke ground in July this year. Together, these developments form part of Cain’s European logistics platform, currently valued at over €1.5bn with c.1 million sqm (c.10m sq ft) of Class-A logistics space.
“Our approach is to invest in and create logistics facilities that respond to occupier requirements, combining high-quality space, occupier-centric design and leading ESG certifications, with well-connected locations. “said Jon Strang, Managing Director, Head of Industrial & Net Lease at Cain. “This latest leasing at our Ketsch development, built together with our development partner NVELOP, reflects continued occupier demand for best in class, future-proof logistics space in the Rhine-Neckar region.”
Artie Ioakim, CEO & Co-Founder of NVELOP said, “We are pleased to welcome such a high calibre occupier to our development in Ketsch on a long-term lease, which is testament to the quality of our project and the conviction we have in the demand for space in the region. We look forward to leasing the remaining space and fully stabilising the project in coming months.”
Baumüller AG acted as leasing agent.
