Cain Sets New Standard for ESG in Denmark’s Industrial Sector with First and Only BREEAM Excellent Ratings

22 DECEMBER 2025 – Cain, the global investment manager, has announced that two of its logistics assets in Denmark have been awarded a BREEAM Excellent rating, becoming the first such assets in the country to receive the certification.

The assets, leased to Danske Fragtmænd, Denmark’s largest national carrier with more than 100 years of experience and 40,000 business customers, comprise a 42,000 sqm (450,000 sq ft) cross-dock logistics hub in Greater Copenhagen, and a last-mile logistics facility serving North Zealand.

To achieve the certifications, Cain worked closely with Danske Fragtmænd on a series of targeted measures aligned with its responsible investment strategy, including carbon footprint reduction initiatives, energy consumption management solutions and employee incentives for green transport.

“Achieving Denmark’s first BREEAM Excellent industrial facilities is an important step for both Cain and the Danish logistics sector,” said Arvi Luoma, Head of European Equity at Cain. “It reflects the same focus on operational performance and measurable sustainability outcomes that runs across our wider European portfolio. By working closely with tenants and applying consistent standards, we aim to raise expectations in the market and support long-term value for both occupiers and our investors.”

The new certifications add to a growing set of sustainability credentials across Cain’s European portfolio, with assets that have reached practical completion now 98% ESG certified, with many assets delivered on a net zero carbon basis, including 13 logistics assets rated BREEAM Excellent and three UK PBSA schemes completed this year to Very Good and Excellent ratings.

Across Cain’s Supply Chain Infrastructure and Living & Hospitality verticals, all industrial, logistics and PBSA assets have achieved EPC A or B ratings and at least BREEAM Very Good certifications. Four UK logistics schemes in Redditch, Doncaster, and Sheffield have also secured WiredScore Platinum, recognising best-in-class digital infrastructure and resilience.

In 2026, Cain is projected to deliver 1.1m sq ft of logistics facilities in Europe and 1,000 student beds all to at least BREEAM Very Good or equivalent standards.
